Why this number?
For prices below C$1.5 million, the minimum is 5% of the first C$500,000 plus 10% of the remainder. At C$1.5 million or more, this tool uses a minimum of 20%. These are price-based minimums, not a guarantee that a lender will approve the loan.

Assumptions & methodology
Minimum down payment
For prices below C$1.5 million, the minimum is 5% of the first C$500,000 plus 10% of the remainder. At C$1.5 million or more, this tool uses a minimum of 20%. These are price-based minimums, not a guarantee that a lender will approve the loan.
Standard premium
For down payments below 20%, this tool uses CMHC Purchase's standard homeowner premium tiers: 2.80% for LTV above 80% through 85%, 3.10% above 85% through 90%, and 4.00% above 90% through 95%. For an eligible insured amortization beyond 25 years, it adds CMHC's 0.20 percentage-point surcharge. The premium is calculated on the base loan and is assumed to be financed. At 20% down or more, no borrower-paid default-insurance premium is assumed.
What this version covers
This estimate covers a traditional down-payment source and a one- or two-unit owner-occupied home. It supports 25-year insured scenarios and eligible 30-year insured scenarios for first-time buyers or buyers of newly constructed homes. It does not determine whether you meet every insurer or lender condition, and it excludes non-traditional down payments, premium rebates, porting, refinancing, lender-required insurance at 20% down or more, sales tax on premiums and other closing costs. Confirm eligibility and cash costs with your lender.
A worked example
For a C$750,000 home, the minimum is C$50,000. With that down payment and a 25-year insured amortization, the base loan is C$700,000, the standard premium estimate is C$28,000 and the financed loan amount is C$728,000. An eligible 30-year insured scenario adds the applicable 0.20 percentage-point surcharge.
