Why this number?
The headline is the estimated cash still needed at closing: down payment plus modelled transfer tax or registration fees plus your legal/notary/title, inspection/appraisal and adjustment estimates, less the deposit already paid. It is a planning estimate, not a lawyer’s statement of adjustments.

Assumptions & methodology
What this result means
The headline is the estimated cash still needed at closing: down payment plus modelled transfer tax or registration fees plus your legal/notary/title, inspection/appraisal and adjustment estimates, less the deposit already paid. It is a planning estimate, not a lawyer’s statement of adjustments.
Transfer tax and registration rules
The calculator applies current published provincial rules for all 10 provinces and separate Toronto and Montréal schedules. Quebec outside Montréal uses the statutory minimum schedule because a municipality can set a higher rate on part of the tax base. Nova Scotia uses the municipal percentage you enter because the deed-transfer rate is set locally. P.E.I. has a separate low-cost exemption when the greater of the purchase price and assessed value is C$30,000 or less. In Alberta the model includes transfer-of-land and mortgage-registration fees separately when the purchase is financed; secured charges can differ from the entered mortgage principal.
First-time and new-home relief
The model includes the major qualifying first-time-buyer relief for B.C., Ontario/Toronto and P.E.I., plus B.C.’s newly built home exemption. Selecting an eligibility option assumes every legal condition is satisfied. B.C. first-time and new-build exemptions are not stacked; the larger estimated exemption is used.
Toronto fee and minimum-tax thresholds
The model excludes the C$102.56 + HST administration fee when consideration is below C$14,399. It also waives municipal tax when the amount after the modelled rebates is below C$72, as stated in Chapter 760-10. Provincial tax remains separate. Other statutory exemptions and non-standard ownership transactions need professional confirmation.
Important exclusions
Foreign/non-resident transfer taxes and surcharges, GST/HST, new-housing rebates, mortgage default-insurance premium tax, title insurance, lender fees, moving costs and every municipality-specific charge are excluded unless you put an estimate into one of the editable cost fields. Territories are not included in this version.
A worked example
For a C$750,000 B.C. purchase with C$75,000 down, a C$25,000 deposit already paid, C$2,200 legal/title costs, C$700 inspection/appraisal and a C$1,500 adjustment buffer, the model estimates C$13,000 of B.C. property transfer tax and C$67,400 still needed at closing before any qualifying exemption.

Your next money decision
Check your mortgage funding separately
Cash still due at closing is not the same as the loan balance. Deposits and financed premiums need separate treatment.
