Canadian mortgage affordability & stress-test calculator

See both your actual mortgage payment and the higher stress-test payment used in this uninsured planning scenario.

Your inputs

Before tax, for all co-borrowers.
Owner-occupied conventional mortgage scenario.
At least 20% of home price for this uninsured-mortgage model.
Why a 20% down-payment limit?

This tool models uninsured mortgages only. The maximum home price is the smaller of the debt-service ceiling and your fixed down payment divided by 20%. Higher income cannot remove the cash-down limit.

Illustrative rate, not a rate quote.
1–30 years for this planning model; lender maximums may differ.
Your estimate for this specific property.
FCAC includes heating in GDS.
Only half included in the standard GDS/TDS model.
Auto loans, minimum credit payments and other debts.

Calculation breakdown

Uninsured mortgages only: at least 20% down. This is a planning limit, not mortgage approval.

What this result includes—and excludes

The numbers are editable planning scenarios and are not professional advice, quotes or eligibility decisions. No entered information is submitted to a server by this calculator.

    How the calculation works

Qualifying annual rate = max(5.25%, contract rate + 2%). Convert a Canadian nominal annual mortgage rate compounded semi-annually into a monthly effective rate. Mortgage payment = P×i/[1−(1+i)^(−12×years)]. GDS = [qualifying payment + tax/12 + heat + ½ condo fees]/gross monthly income. TDS includes other debt payments. Maximum mortgage uses the tighter of 39% GDS and 44% TDS capacities; the maximum modelled purchase price holds your entered down payment and property tax fixed. This excludes insured mortgages.
